What is a property manager license, and how do you get one?
Most states do not issue a property manager licence. Instead, managing real property for another person for compensation β leasing units, collecting rent, negotiating terms and holding trust funds β is treated as real estate activity requiring a broker's or salesperson's licence from the state real estate commission. A few states issue a dedicated property management licence, and most states exempt salaried on-site residential managers working for a single owner. Community association management is separately licensed in several states. Property managers earn a $69,990 median.

How to get a property manager license

Work out whether you need a licence at all
If you are salaried staff managing a single owner's property on site, you are exempt in most states. The moment you manage for other owners for compensation, licensing applies β so check the exemption's exact wording with the state real estate commission.

Complete pre-licensing education
Take the required hours for a real estate salesperson or broker licence, or for a dedicated property management licence where your state issues one. Pay particular attention to the trust accounting material β it is the part you will use daily.

Pass the state examination
Sit the national portion on agency and fiduciary duty, contracts, property interests, fair housing, financing and trust funds, and the state portion on licensing law, trust and escrow rules, landlord-tenant statute and disclosures.

Clear the background check and affiliate
Submit fingerprints where required and file your application. Salesperson licences must generally be held under a sponsoring broker; a broker licence is what allows you to operate a management firm and hold trust accounts independently.

Obtain a community association manager licence if you manage HOAs or condominiums in a state that licenses it. Then keep continuing education current, maintain rigorous trust accounting, and consider the Certified Property Manager designation as your portfolio grows.
Property Manager license requirements
The first question is whether your activity requires a licence at all, since exemptions are common. Where it does, you generally need:
Real estate licence
In most states, a salesperson or broker licence obtained through pre-licensing education, a state examination and a background check, with salespersons required to work under a sponsoring broker.
Dedicated property management licence
A small number of states issue a property management licence in its own right, with its own education and examination requirements narrower than full real estate licensing.
Community association manager licence
Several states license community association or condominium managers separately, with their own education, examination and, in some cases, bonding requirements.
Trust account compliance
Where you hold rent, deposits or owner funds, state rules on trust or escrow accounts apply: segregation, record keeping and audit. This is the most frequently enforced area in property management.

The property manager license exam
Where property management requires a real estate licence, the examination is the standard real estate test in two parts. The national portion covers agency and fiduciary duty, contracts, property ownership and interests, fair housing, financing and trust funds. The state portion covers that state's licensing law, trust and escrow account rules, landlord-tenant statute and disclosure requirements β and the trust account material is the part that matters most in practice, because mishandling rent and deposits held for owners is the single most common source of disciplinary action against property managers. On-site residential manager (exempt)
Salaried staff managing a property for its owner, exempt from licensing in most states β the reason many apartment managers hold no licence at all.
Real estate salesperson
The usual entry licence for managing property for others, requiring pre-licensing education, an examination and affiliation with a sponsoring broker.
Real estate broker
The senior licence, requiring additional experience and examination, and the level at which you may operate a property management firm independently and hold trust accounts.
Dedicated property management licence
Issued by a small number of states as a narrower alternative to full real estate licensing, limited to management activity.
Community association manager licence
A separate licence in several states for managing homeowner associations and condominiums, covering budgets, reserves and governing documents.

Property Manager license reciprocity between states
Real estate licences reciprocate unevenly. Some states have mutual recognition agreements allowing a licensee in good standing to obtain a licence with a state-law examination only; others require the full education and examination again. Because property management is regulated through real estate law in most states, that patchwork is what governs a property manager's mobility, and managing property in a state where you are not licensed is a serious violation even if your firm is licensed elsewhere. Community association manager licences are separate again and rarely reciprocate. Confirm with the destination state real estate commission before taking on property there.
