What is an building engineer license, and how do you get one?
There is no general building engineer licence anywhere in the United States. Two things do bind: EPA Section 608 technician certification is a federal requirement for anyone who maintains, services or disposes of equipment containing regulated refrigerants, and a state or city stationary engineer licence is required where the building operates a boiler plant above the threshold that jurisdiction licenses. Everything else — BOMI's Systems Maintenance Technician and Administrator credentials, the Building Operator Certification, and manufacturer training — is voluntary certification that employers and property owners nonetheless treat as the hiring standard. Building engineers earn a $78,620 median.

How to get a building engineer certification

Get EPA Section 608 certification first
Sit the proctored Section 608 exam with an EPA-approved certifying organisation. Take the Core section plus Type I, II and III to earn Universal certification, which covers small appliances, high-pressure and low-pressure equipment. You need 70% on each section, the certification never expires, and without it you cannot legally open a refrigerant circuit.

Find out whether the building triggers a stationary engineer licence
Check the state boiler division and the city licensing bureau against the building's boiler plant. Some cities license operating engineers where their state does not, and the threshold is set by plant size and pressure. If the plant is above it, you will need the appropriate graded licence class for that jurisdiction.

Build the systems experience
Work across HVAC, electrical distribution, plumbing, building automation and controls, and life-safety systems, from a maintenance technician role upward. Depth in controls and energy management is what separates a building engineer from a maintenance technician, and it is the part employers probe hardest at interview.

Take BOMI International's Systems Maintenance Technician and then Systems Maintenance Administrator, or the Building Operator Certification, depending on your market. Building Engineer certification requirements
Because there is no building engineer licence as such, the requirements come from federal refrigerant law, from local boiler licensing where it applies, and from what commercial property owners expect. In practice you need:
EPA Section 608 certification
A federal requirement under the Clean Air Act for anyone maintaining, servicing, repairing or disposing of appliances containing regulated refrigerants. Type I, II and III cover different equipment; Universal covers all three and is what most building engineers hold. The certification does not expire.
Stationary engineer licence (conditional)
Required only where the building's boiler plant exceeds the threshold the state or city licenses, which is why the same job needs a licence in one city and none in another. Confirm with the state boiler division and the municipal licensing bureau.
Systems and safety training
OSHA 10 or 30-hour construction or general industry training, lockout/tagout, confined space and arc-flash awareness are standard employer requirements, and life-safety or fire-pump duties may carry additional local certification requirements.
Industry certification (expected, not required)
BOMI's Systems Maintenance Technician and Systems Maintenance Administrator, or the Building Operator Certification, are the credentials commercial property owners look for. They are voluntary and carry no legal authority, but they materially affect hiring and pay.
How much a building engineer certification costs
This is an inexpensive credential set by the standards of the licensed professions, and much of it is employer-funded. The lines to budget for:
EPA 608 is inexpensive and does not expire, which makes it the best-value credential in building operations. Stationary engineer licence fees are set by each city or state, and BOMI and BOC programmes publish their own course pricing — employers commonly fund both.
The building engineer certification exam
There is no building engineer examination. The EPA Section 608 test is the one that is legally required: a proctored exam delivered by EPA-approved certifying organisations, made up of a Core section plus Type I (small appliances), Type II (high-pressure) and Type III (low-pressure) sections, with 70% needed on each section you want. Passing all three gives Universal certification, which is what most building engineers hold, and it does not expire. The BOMI and Building Operator Certification programmes assess building systems, controls and energy management through coursework and examinations on their own schedules. Where the building's plant triggers a stationary engineer licence, that jurisdiction's boiler exam applies separately.
How long it takes to get licensed
EPA 608 can be done in weeks and is the first thing to get. Everything else accumulates: three to five years of building systems experience, plus certifications earned along the way, is the normal route to chief engineer.
Building Engineer certification types: the full ladder
Progression here is by credential stack and responsibility rather than by a licence ladder. The tiers below describe what building engineers actually hold as they move from technician to chief engineer.
Maintenance technician
The entry role: filters, belts, lamps, basic plumbing and tenant work orders under supervision. EPA 608 is normally obtained at this stage because refrigerant work starts almost immediately.
EPA Section 608 (Universal)
The federally required certification for handling regulated refrigerants. Universal covers small appliances, high-pressure and low-pressure equipment, and does not expire. Working on a refrigerant circuit without it is a Clean Air Act violation.
Building engineer
Full responsibility for a property's HVAC, electrical distribution, plumbing, controls and life-safety systems, including preventive maintenance planning, vendor management and after-hours response.
BOMI SMT / SMA
Systems Maintenance Technician and Systems Maintenance Administrator — the certifications commercial property owners most consistently ask for. Voluntary, but they carry real weight in hiring and in institutional portfolios.
Building Operator Certification (BOC)
An operations and energy-efficiency certification covering building systems, controls and energy management. Widely recognised in institutional, government and utility-programme settings.
Stationary engineer licence
Required only where the building's boiler plant exceeds the threshold the state or city licenses. Graded by plant size and issued by the state boiler division or the city, not by any building-engineering body.
Chief engineer
Responsible charge of a property or portfolio: budgets, capital planning, code and life-safety compliance, and supervision of the engineering team. Usually combines the certification stack with a high licence class where the plant requires one.

Building Engineer certification reciprocity between states
EPA Section 608 certification is federal and valid in every state, with no reciprocity question at all — it is the most portable credential in building operations. BOMI and BOC certifications are national programmes and travel the same way. The only portability issue is the stationary engineer licence, which exists only in some states and cities, is graded differently in each, and rarely transfers in full; where the new building's plant triggers licensing, expect to sit that jurisdiction's exam even if you held an equivalent class elsewhere. Confirm with the city and the state boiler division before accepting a role that depends on it.

Building engineers are counted by BLS with stationary engineers and boiler operators, a group earning a median of about $78,620 per year ($37.80/hour). Chief engineers at large commercial, institutional and life-science properties sit well above that, and the credential stack is the clearest lever on where in the range you land. Building Engineer certification requirements by state
What varies by state is not a building engineer licence — none exists — but whether the building's boiler plant pulls you into stationary engineer licensing, and whether the city adds its own requirement on top.
No state licenses building engineers as such. Where an authority is named below, it is the body that licenses stationary engineers or boiler operators, and it becomes relevant only if the building's plant exceeds that jurisdiction's threshold. EPA Section 608 applies in every state regardless. Verify with the city as well as the state, because municipal licensing exists even where state licensing does not.
