The usual path is a trade first. Technicians in HVAC, electrical, plumbing or industrial maintenance move into a lead or supervisor role, take on the work-order backlog, preventive maintenance compliance and crew scheduling, then step up to director with a budget and capital plan. Employers increasingly list an associate or bachelor's degree in facilities or business as preferred, and many candidates complete IFMA's Facility Management Professional program while working. Sector experience matters as much as the title — healthcare and manufacturing hire from within their own worlds.

BLS reports the role under Facilities Managers (SOC 11-3013) at an OEWS May 2025 median of $106,660 a year, $51.28 an hour, from $64,480 at the 10th percentile to $176,120 at the 90th. That spread reflects real differences in scope: a working maintenance director at a small senior-living community sits near the bottom, a hospital or data-centre facilities director in a major metro near the top. None are legally required, but three carry weight. IFMA's Facility Management Professional is the standard entry credential and its Certified Facility Manager is the senior one, requiring qualifying experience plus a comprehensive exam. In hospitals, the Certified Healthcare Facility Manager credential administered through the American Hospital Association's certification centre is close to expected. Many directors also keep an active journeyman or master trade licence, which helps with permits and with judging contractor work honestly.

They overlap heavily and BLS counts them together, but the emphasis differs. Maintenance director usually signals ownership of the physical plant and the maintenance crew — equipment, preventive maintenance, repairs and the trades staff — a title common in senior living, hospitals, hotels and manufacturing. Facilities manager often carries a broader remit including space planning, custodial and security services, leases and soft services, particularly in corporate real estate. The larger the organisation, the more likely the two are separate people.

It depends entirely on sector, and this is the part of the job that carries real liability. In healthcare and senior living the director owns NFPA 101 Life Safety Code compliance, fire-door and sprinkler inspection records, emergency generator testing and the environment-of-care documentation an accreditation surveyor will demand. In manufacturing the frame is OSHA general industry — lockout/tagout under 1910.147, confined space, machine guarding and NFPA 70E electrical safe work practices. In commercial property it is elevator, fire-alarm and boiler inspection cycles plus local energy-benchmarking ordinances.

Three things, roughly in order of how much time they take: people, backlog and money. People means hiring and keeping tradespeople in a tight labour market, scheduling coverage and handling call-outs. Backlog means the CMMS — prioritising reactive work against the preventive maintenance schedule, and defending the PM completion rate that indicates whether the plant is being maintained or merely repaired. Money means an operating budget, a multi-year capital plan built on facility condition assessment, and contractor scopes and bids that have to be judged technically, not just on price.
